Booking Terms

These Booking Terms apply when you book a stay directly with a Host through a Landcombers site. They’re in addition to our Terms of Service and Privacy Policy.

1. Your booking is with the Host

When you book, you enter a contract directly with the Host (the property owner or manager) — not with Landcombers. The Host is the merchant of record and the seller of the stay. Landcombers provides the website and booking tools but is not a party to your booking, does not own or manage the property, and is not a travel agent, broker, or insurer.

2. Payments

You pay the Host directly through Stripe. Depending on the Host’s settings, at booking you may pay the full amount or a deposit/down payment, with the remaining balance charged automatically to your card before arrival on the date shown at checkout. By booking, you authorize the Host (through Stripe) to charge your card for the amounts and on the schedule presented to you.

3. Security-deposit hold

Some Hosts place a refundable security-deposit hold on your card a few days before arrival and release it after checkout, or charge for documented damage per their rental agreement. If a hold applies, the amount and timing are shown before you book. A hold temporarily reduces your available balance; it is not a payment unless the Host captures it for damage.

4. The Host’s rental agreement & policies

Your stay is also governed by the Host’s own rental agreement, house rules, and cancellation policy, which you accept at checkout where provided. Please read them — they control cancellations, refunds, check-in/out, occupancy, pets, and conduct. Questions about a specific booking, refund, or the property go to the Host.

5. Cancellations & refunds

Cancellations and refunds are handled by the Host under their stated cancellation policy. Landcombers does not issue refunds and cannot alter a Host’s policy. Contact your Host to request a change or refund.

6. Accurate information

Please provide accurate guest details and use the booking only for a lawful stay within the property’s stated occupancy. Fraudulent or abusive bookings may be canceled.

7. Limitation of liability

To the fullest extent permitted by law, Landcombers is not responsible for the property, the stay, the Host’s conduct, or any dispute, loss, injury, or damage arising from your booking. Any such claim is between you and the Host.
